Principal Property is not your typical real estate agency; we are a small boutique firm where personalised service and attention to detail are paramount. Management Fee:
We handle your rental property for a fee of 8% + GST,
Let Fee:
Charged at the beginning of a new lease with new tenants, this is standard practice in Real Estate and amounts to one week’s rent + GST. The initial two rent payments from tenants cover this cost, with the surplus credited to your account.
Administration:
We do not impose administration charges; it's a complimentary service.
Maintenance:
Organising maintenance is at no extra cost to you; it's a complimentary service.
Resigning of a Lease/Renewal:
Renewing leases incurs no charge; it's a complimentary service.
End-of-Year Financial Statements:
This is included in management Fee no further charges.
How much does advertising cost?
We can organise professional photos for your property if you wish its usually around $225 with a floor plan. However, this is not compulsory – We can take the photos for you. We do recommend professional photos if you are planning to rent long term.
Currently to list a property on Realestate.com.au is $270 – however we will discuss this with you before we list a property.
Inspections:
There are no fees for conducting inspections; it's a complimentary service. We try to do inspections every 3 months – unless the landlord askes for it to be done 6 or 12 months. If there is a problem with the property, we try to inspect the problem to work out the best resolve.
How often will inspections be undertaken?
Property inspections occur every 3- 4 months, included in the management fee.
Will you organise maintenance?
Maintenance can be arranged, with our tradespeople offering high-quality service at fair prices. We'll always inform you before organising anything. This service is also complimentary to Principal Property owners.
When will I receive my payments?
Owner payments are disbursed mid and end of the month.
